Identifying, Ranking and Analyzing the Risks of Residential Building Projects in Iran

Abstract
The purpose of identifying the most important risks of the construction industry in Iran, is to provide knowledge for housing and construction policy makers so that they can prepare a response plan to the risks. In this study, a total of 30 risks were identified and ranked using the Del-phi technique. The first 10 risks include the political and economic sanctions, rework, inflation/ lack of scale for costs and cost analysis of project implementation, lack of funding due to increased construction and implementation costs, financial delays in payments or allocation of funds, poor planning, lack of budget due to incorrect cost estimation, delays in approval of parts performed (design and construction) by the supervisor and client, change in design due to client comments, poor management and supervision of the construction site and poor coordi-nation with project stakeholders. The evaluation of these risks shows that financial risks in residential building projects are the most critical concern of the construction industry in Iran. Inflation, lack of budget due to increased construction and implementation costs, financial de-lays in payments or allocation of funds and lack of budget due to incor-rect cost estimation are in the group of very high risks.
